Working for a retained Real Estate client – Raymond Estates, Rushton International have recently valued Essoldo House for insurance purposes. Capitalising on their experience in the area with a major Chelsea landlord – Cadogan Estates, Rushton were able to benchmark the capital expenditure of this iconic redevelopment, analyse the contract sum and build period to provide an accurate reinstatement valuation for insurance purposes.
The subject property replaces a former Edwardian cinema on the same site with a modern boutique cinema arranged over the ground and first floor, speculative retail on the ground floor and 11 residential apartments arranged over the upper floors, with basement level car parking. Considering the stringent Royal Borough of Kensington and Chelsea’s Code of Construction Practice the property and the unusual materials used for the façade, was redeveloped in within an excellent time frame.
Rushton will be reviewing the valuation for the client for the next 2 years to ensure the valuation remains accurate, this is especially important currently due to the impact of Covid-19 on the construction market and the affect this has had on pricing, cost and reinstatement periods.
